Fort Lupton council OKs large development plan

FORT LUPTON -- Fort Lupton's city council approved the so-called Hope Grayson Site Plan for a large, commercial development. The unanimous vote came during council's March 1 business meeting.

The development sits on a little more than 3/4 of an acre near state Highway 52 and Copper Place. It's part of the Vincent Village Subdivision.

Planner Maria Lancto said the proposal included two commercial buildings totaling 10,000 square feet. The southern building would be home to a dental office. The northern building does not have a tenant as yet, Lancto told council.

The city will provide water and sewer, according to staff notes. Those notes also said the water meter will be tapped into existing water main lines within Copper Place. The parking ratio for the use is one parking space per 500 square feet of building.

There was no public testimony. Council's concerns were about driveway locations and whether a nearby convenience store had access to SH 52.

In other business, council agreed to schedule  public hearings for three medical/retail marijuana businesses for Tuesday, March 15.

The three are 1310 Factory Circle, Carretera Ocho Cinco, Daniel Balderas, Rachel Gillette and Puppies & Sushi, 7853 U.S. Highway 85, and High Plainz Strains, 1330 Factory Circle.

The hearing for the fourth marijuana business, Centaurus Farms (13400 Weld County Road 10, the only one to apply for a medical marijuana license), is set for Tuesday, April 19, according to City Clerk Mari Pena.

The city allocated up to four licenses with conditions on such things as locations. Each has to pass the normal land-use process.
